We are looking for a Maintenance Supervisor to oversee the maintenance of the community grounds for one of our manufactured housing communities. OVERVIEW
As a Maintenance Supervisor, you'll oversee the maintenance and upkeep of community grounds, facilities, streets, equipment, and utility systems at an individual property. You'll also supervise and oversee individual community maintenance team members.
JOB DUTIES
1. Establish and prioritize daily maintenance work to be completed to maintenance team.
2. Follow-up on work assignments to ensure efficient, thorough completion of assigned work orders.
3. Prioritize and resolve service requests; maintain record of types and frequency of service requests received.
4. Work with Community Manager to establish emergency maintenance on-call schedule.
5. Ensure adherence to all company operating policies.
6. Assist with move-in procedures; oversee lot modifications and monitor all contractors.
7. Oversee maintenance projects and manage all contractors.
8. Assist with maintenance issues regarding new homes.
9. Prepare and maintain all maintenance-related logs; ensure proper maintenance of community vehicles.
10. Assist maintenance team in all aspects of property maintenance and repair of grounds and facilities such as lawns, clubhouse, pools, streets, curbs and gardening/landscape.
11. Coordinate and ensure completion of routine maintenance and minor emergency repairs.
12. Perform water testing and other maintenance duties related to a well-water system or on-site water meters, if applicable.
13. Ensure safe storage of hazardous chemicals/equipment.
14. Participate in the selection of contractual services as requested.
15. Review exterior improvement and tree maintenance/removal requests.
16. Maintain inventory of equipment, tools, and supplies; purchase supplies, equipment and services as needed with manger approval.
17. Complete regular inspections of resident sites; issue rule reminders, violation notices and follow-ups as needed.
18. Meet with Community Manager daily to report on the status of all scheduled maintenance work; notify manager of unsightly or hazardous conditions and recommended solutions.
19. Assist Community Manager with aspects of capital expenditure program, including reviewing budget variances as needed.
20. Other duties as assigned.
REQUIREMENTS
As a Maintenance Supervisor, you must be hard-working, reliable and focused on providing exceptional customer service. You must also be highly organized and detail-oriented with the ability to manage multiple tasks simultaneously.
High School Diploma or GED
Minimum 3 years experience in general maintenance techniques, repair work, and grounds, preferably in residential housing
Previous snow removal experience, including operating a snow plow
Previous supervisory experience, _preferred_
General knowledge of plumbing, electrical, pool and grounds maintenance
Ability to endure seasonal temperatures as working conditions require constant outdoor work
Valid driver's license and good driving record
Proficient in operating various hand tools, power equipment, and commercial machinery
Excellent organizational skills
Good verbal and written communication and negotiation skills
Must be able to lift at least 50 pounds
Basic computer proficiency, including the ability to use email and internet
Availability to respond to community needs while on-call during non-business hours
Community: Frenchtown VillaEstimated Salary: $20 to $28 per hour based on qualifications.
